DEFINITIONS


topographic

Architects and construction firms often require a three-dimensional model of a property to assist in designing a plan that will work with the existing terrain.  Industrial clients may benefit from topographic surveys to calculate volumes of materials.


ALTA/NSPS

American Land Title Association/National Society of Professional Surveyors: Commercial lenders and title companies use these surveys to gather information required to issue property titles or mortgage insurance.  These surveys are very detailed and may take weeks to complete.


GPS Control/Surveying Services

We have GPS/GNSS equipment with the capability of sub-centimeter accuracy to establish coordinates for corporate customers.  Both real-time kinematic and static solutions are available.



As-Built

As-Built surveys are used to verify the locations of buildings and utilities.  This survey allows the client to check structures against engineering design plans.



Boundary Survey

Property owners request boundary surveys for multiple reasons, such as:
determine property corners
re-establish boundaries
settle property disputes
sell a portion of the property

Depending on the situation, much property research may be required to determine unknown or re-establish lost property corners.


Minor Subdivision

Property owners request a subdivision survey of a parcel or parcels of land when wanting to sell a portion of an existing property. Minor subdivisions, generally speaking, do not require the extension of public utilities in order to serve the new properties that are formed.
